Many local commercial real estate insiders viewed Village Grove Plaza as "a real challenge for redevelopment". The 82,373 square-foot center was purchased in 1998. This included a 32,000 square foot vacant grocery anchor space.

Redevelopment began immediately with the standard protocol, yet unlike typical renovations that the company has managed, this center had a vacant pad located in-line with the rest of the center. An additional 10,000 square foot sub-anchor space was built on this lot and leased upon completion.

Over 60% of the center was vacant at the time of purchase. Recent renovations attracted several new tenants and occupancy has now reached 100%. This includes new tenants such as Sports Tech Fitness Centers and the Salvation Army Outlet Store.
